Most urban areas in the UK have at lease one major waterway running through them or are located near the sea. Proximity to these bodies of water put our buildings at risk of damage from flooding.

The risk of flooding in the UK is set to increase. The UK Climate Change Risk Assessment 2017 Evidence report concludes that sea levels will rise around 80cm by 2100.

Additionally, Newcastle University estimates that 85% of UK cities with a river will experience increased river flooding between 2050 and 2100.

Therefore, it is critical from a due diligence and risk mitigation perspective that investors understand the risks to their commercial property assets. Establishing flooding risk

will help to inform precautionary asset management and investment decisions.
